Snow Removal

Indian Brook contracts a snow removal company to plow and salt streets and parking lots, clear the sidewalk on Indian Brook Road, install snow stakes, and shovel mailbox areas, catch basins, and fire hydrants. Snow removal does not occur for snow accumulation fewer than two inches.

Unit owners are responsible for removing snow and ice from their front and back decks and walkways.

During a storm…

…the contractor will clear and salt Indian Brook Road (main street) and the main roadway on each street. Parking spots will not be cleared during an active storm. Do not move your vehicle to any parking spot in IB other than your own while a storm is actively occurring; doing so causes improper clearing of main road areas and sidewalks, increasing the risk of injury and preventing the contractor from being able to do their job properly. Also, mailboxes and fire hydrants will not be cleared during an active storm.

AFTER A STORM…

…the contractor will clear and salt parking spots on each street, mailboxes, and fire hydrants. The day/time at which they will clear parking spots will be communicated to residents via robo call/text. The robo call/text will include detailed information about the parking spot cleanup process for that specific storm.

Cars need to be removed from the parking lots during parking spot cleanup to ensure a proper job. If you will be away during a storm and cannot move your car, contact the management company.

During the parking spot cleanup process, residents are permitted to move their vehicle from their parking spot to temporarily park on Indian Brook Road but only on the non-sidewalk side of the street and only while their street’s parking spots are actively being cleaned. Follow these rules:

  • DO NOT move cars to Indian Brook Road before the contractor is ready to clean your street’s parking spots. Keep an eye on when the contractor is headed toward your street so that you can move your car at the appropriate time. Parking spot cleaning starts at Doyle and continues around the IB streets in a counterclockwise direction (i.e. Doyle, Weybridge, Turnbridge, Lilac, Rosewood, Birchwood, then Leman). Each street typically takes about 30-40 minutes to clean (more if the storm was large).

  • DO NOT park on the sidewalk on Indian Brook Road. Parking on the sidewalk prevents the contractor from being able to clear the sidewalk properly, increasing the risk of injury.

  • DO move cars back to parking spots promptly after the contractor has completed plowing and salting your street’s parking spots. Promptly moving cars back to their spots allows room for the next street to temporarily park their cars on the main road and so on; parking on the main road has a waterfall effect. Not moving cars back to their spots in a timely manner causes delays in the parking spot cleanup process and causes neighborly frustrations. Please be a courteous neighbor and keep an eye out for when plowing and salting is complete on your street and then move your cars back to their spots as soon as possible.

If cars are not moved from their spots by the time plows begin cleanup on that street, those spots will not be cleared.

All visitors are subject to these rules and this process as well.
