Buildings, Windows, and Doors
The look of unit exteriors must be kept consistent across all of Indian Brook. Exterior looks must not be changed from the approved colors, styles, etc.
For convenience with common projects, such as window and door replacements, exterior color restrictions and other key details are listed here.
For more details or other building maintenance issues, contact the management company.
windows
Plans/models for window replacements must be Board-approved prior to ordering/installation.
Repairs and replacements of window sashes (glass and frame attached), sills, inserts (“muntins” or "grilles"), and screens are the responsibility of the unit owner. Exact/matching equivalents (color, style, size, etc.) must be used if any windows are replaced.
When replacing windows, in addition to matching the style, size, muntins, etc. of existing windows, be sure to order windows with the appropriate exterior color (“Alaska white” custom color) or order windows with exteriors that are paintable (not all window exteriors can be painted after installation, especially vinyl). Unit owners are responsible for correcting any issues (including exterior colors) if equivalent windows are not used. For details on matching equivalent models, brands, etc., contact the management company.
Exterior window color: “Alaska White” custom color; see formula details below
(Note: National Vinyl LLC is an example of one manufacturer who produces windows with “Alaska white” color exteriors. Bruin is an example of a local installer who carries windows that match IB’s. These are just examples of a manufacturer and installer, not necessarily Board suggestions.)

doors
Plans/models for door replacements must be Board-approved prior to ordering/installation.
Repairs and replacements of exterior, storm, and deck doors are the responsibility of the unit owner. Exact/matching equivalents must be used if any doors are replaced. For details on matching equivalent models, brands, etc., contact the management company.
